How the work moves forward
A substantial home addition is easiest to manage when decisions are made in the right order. The process begins by defining the problem and reviewing the existing house, then moves through concept design, scope alignment, drawings and approvals before construction. Each phase should reduce uncertainty for the next.
1. Project discovery: define what needs to change
The first conversation should establish more than a room list. We want to understand what is not working in the current home, which spaces feel constrained, how the household uses the property and what the addition should make possible.
Useful starting information includes photos of the existing house, the property location, any survey or drawings already available, the rooms or functions you want to add, approximate size if known, timing and investment expectations. If you have reference images, they can help explain spatial or material preferences, but the actual design still needs to respond to the existing home and lot.
A good discovery stage produces a concise project brief: the problems to solve, the must-have spaces, important constraints and the decisions that remain open.
2. Existing-home and property review: replace assumptions with facts
An addition is attached to an existing building and placed on an existing lot. Both contain conditions that influence the design.
The review may consider the current floor plan, structural layout, floor and ceiling heights, roof geometry, window positions, mechanical equipment and the likely locations of services. Property information can include lot dimensions, the house location, grade, access and other site conditions.

3. Concept development: compare ways to solve the problem
This is where the addition starts to take form. Depending on the brief, options might include a rear extension, partial or full second storey, kitchen/main-floor expansion, primary suite or a combined addition and renovation.

4. Scope and investment alignment: make the project financially legible
Before detailed design advances, the addition should be described as a complete scope. New structure is only one layer. Kitchens, bathrooms, mechanical changes, exterior materials, glazing and renovation to existing rooms can materially change the project.
We recommend separating scope into three groups:
Required core work — the structure, enclosure, systems and changes necessary for the addition to function.
Integration work — modifications to existing rooms, floors, ceilings, stairs and exterior areas that make the old and new house feel connected.
Optional enhancements — upgrades or additional spaces that are desirable but not central to solving the original problem.

5. Design development: coordinate the architecture
Once a direction is selected, the plan becomes more precise. Room dimensions, structural openings, windows, doors, stairs, roof lines and exterior materials are developed together. Major interior elements such as kitchens and bathrooms need enough detail to confirm that the footprint and services actually support the intended use.
This is also when conflicts should be found. A beam might affect a ceiling. A roof line may create an unwanted sloped condition. A duct route may interfere with cabinetry. A window may improve the exterior but reduce storage. Resolving these relationships on drawings is far more controlled than discovering them during installation.
6. Drawings, engineering and permit preparation
The project then moves into the documentation needed for approvals and construction. The exact requirements depend on the addition, but architectural plans, elevations, sections, structural information and other project-specific drawings can be involved.

7. Selections: make technical decisions before they become urgent
Selections are not only decorative. Windows and doors affect rough openings. Plumbing fixtures affect in-wall requirements. Appliances affect electrical, gas, ventilation and cabinetry. Tile dimensions influence layouts and niches. Lighting affects framing and electrical rough-in.
Prioritize decisions according to lead time and construction dependency. Long-lead windows or custom cabinetry should not be treated the same way as a paint colour that can be finalized later.
A useful selection schedule identifies:
- exterior windows and doors;
- roofing and exterior cladding/material transitions;
- plumbing fixtures and shower/tub systems;
- appliances and ventilation;
- cabinetry and millwork;
- flooring and tile;
- lighting and electrical devices; and
- paint, hardware and final decorative details.
8. Pre-construction planning: prepare the house and the sequence
Before major work starts, the project needs a practical construction plan. Access, temporary protection, waste handling, weather exposure and any occupied portions of the home should be considered.
A rear addition can sometimes be built partly outside before the old wall is opened. A second-storey addition may expose much more of the existing house and require a different weather-protection strategy. Utility interruptions may be unavoidable at certain stages. The homeowner should understand these milestones before construction reaches them.
9. Construction: build from structure toward finish
The exact sequence varies, but work generally progresses from structural and weather-critical tasks toward interior finishes. Foundation, framing, roof and exterior enclosure establish the new shell. Rough mechanical systems follow the coordinated plans. Insulation and drywall close the walls only after required work has been completed and inspected as applicable. Cabinetry, tile, flooring, trim, fixtures and paint bring the interior together.
The connection between the addition and existing home is often one of the most sensitive phases because structure, weather protection, existing finishes and daily household access meet at the same point.
Construction decisions should still be evaluated against the design intent. A substitution may be technically acceptable but change window proportions, ceiling lines or material transitions. Those consequences should be understood before the change is accepted.
10. Inspections, final details and completion
Required inspections occur at stages established by the applicable process. Near the end of the project, finish details also need attention: doors, hardware, cabinetry adjustment, paint touch-ups, sealants, flooring transitions and exterior drainage details.
Completion should leave the addition operating as part of the home, not as a collection of newly installed products. Heating and cooling should be balanced, doors and windows should operate properly, transitions should be finished and the connection between old and new should feel intentional.

- photos of the front, rear and relevant interior rooms;
- a survey or existing floor plans if you have them;
- the rooms/functions you need;
- approximate desired addition size, if known;
- examples of layouts or architectural details you respond to;

- a realistic investment range.
